I've been looking for somewhere to play pool since I moved into the area, I took one look at the outside and thought 'dodgy flea-pit' so spend my time trudging up to Victoria to play there (closes place with American tables) so I'm all for anything to re-invigorate the area (does anyone know anywhere with American Pool tables near by by the way?)

Very strange place - some friends and I tried to get in there once and asked about membership etc. They seemed very reluctant to let us in. giving all sorts of excuses why we could not go there so in the end we gave up. Has anyone ever been inside?

I hope there are also plans forthcoming to redevelop the garage site opposite the snooker place

Thanks TommyD, for keeping us in the loop.

This is a massive development that will impact hugely on Camberwell's architectural character.  So I would need to see the design before commenting yea or nay.  The profit margin on this is so vast that there is ample room for manoeuvre in negotiating a design sympathetic to the area.  We might get 15% "affordable" housing, with keyworkers borrowing 10 times their income for a 40% share, and paying an "affordable" rent on top of that.  But why pretend?  Let's just get the architectural concessions to the character of this area, on "England's longest Georgian Road" (but for how long given the several impending developments?).

Naturally this represents a further loss of shared community space.  But it is also a great opportunity to widen the pavement and push back the frontage, next to perhaps the most important London arterial road in the south.  Southwark are under no obligation to grant a change of use resulting in massive enrichment, so they would get this concession if they asked for it.  However, I sense that there is an atmosphere of resignation in the planning department.  They have been seriously short-staffed for a little over a year now, as successive recruitment campaigns have failed.

Disabled - or indeed any - parking looks like a gross waste of space in this central location, taking into account the space needed for parking manoeuvres.  Does this mean that at least one flat has to be occupied by someone who is disabled, in perpetuity, and that this person must drive, and not let their flat?  The disabled space will end up being rented out to someone able-bodied.

If only we could wait a few more years whilst we exit this period of architectural mediocrity, and whilst technology and legislation progress so that it is practicable to insist that all new developments are carbon neutral.  Meanwhile, it's damage limitation time.

I was always keeping my fingers crossed that the building would be totally restored and converted back into an art-house cinema with a bar and restaurant...like the Electric on Portobello Road...boo hoo!...the old dispensary could of been used as the bar/restaurant of the cinema...but then I've got far too much imagination for property developers...

The bus company said they wanted it to extend the bus garage but "developers" have already bought it.

I'm glad the ugly building is going, but like others lament the loss of community space, and also (more generally) worry that we are planning a massive expansion in residential units all over Camberwell without - as far as I can tell - any serious commitment to expand the transport capacity which I think is well already over-subscribed.

Thanks for the insight both of you. I'm particularly chuffed to hear that the bus company was denied the opportunity to expand. I hate the fact that we've got two bus garages already which take up acres of prime space. The fact that they even considered expansion says a lot about how we're perceived.

I can't imagine that as a housing development this will improve the area. Even if it were a gated community with 24 hour security personell who on earth would want to live in the middle of Camberweel Green?

It seems that the chance to use the space to provide the community with a much needed amenity has been passed over.

I am quite a regular at Camberwell Snooker Club and whilst I am not their average kind of customer, I have always felt more than welcome.  They have a number of excellent american pool and snooker tables.  Once you get over the peeling paint and buckets to catch water it is quite good fun. In fact, the regular staff there are now some polish guys (and a girl) who are all friendly and welcoming. There are a real range of regulars - from a number of asian pool whizzes, to social snooker players and bus drivers having a drink after their shift.  Plus there are a few people like me and my boyfriend who go there to play pool or snooker when not having a beer at the Castle.  There are obviously a few less well rounded individuals, but they usually seem happy frittering away the money that they have on the arcade machines.

Really, it isn't at all scary - and I will happily accompany someone for a game if they are too shy to go by themselves...

I only hope that it isn't shut for too long during the building works, as I will really miss it.

TheTiny url link on Tommy's post appears not to be working.

If the new building's well designed (fat chance) and the new snooker hall made with a good shop front and well equipped with bar, food and cafe functions, it could be a real asset to the area, it could double up as a live music / stand up comedy / beat poetry venue. Maybe even a film screening facility.

Im also a regular, me and my brother try and get a game in there whenever we can.

I also belong to much 'nicer' places, like the one in wandsworth [which is a bit cheaper and you dont have to find a tenner for a ball deposit] but you cant beat camberwell snookerhall!

i hope this forum isnt about turning SE5 into a fullham or something, im all for culture and variety, and some kind of cafe culture would be nice [ala brixton] but do we need a nero/starbucks or any of that other expensive stiry pooe?
